F’lip Park: a new-generation BREEAM Excellent-certified retail park in Philippeville

Philippeville, 2 September 2026 – On 2 September, Equilis will officially break ground on F’lip Park, its nearly 25,000 sqm retail park in Philippeville. With a BREEAM Excellent-certified design, the project will focus primarily on the home and living segment, combining high-quality architecture and landscaping with strong connections to Philippeville town centre. The concept is already proving attractive to retailers: pre-letting is well underway, nearly two years ahead of the planned opening in the second quarter of 2028.

A retail park designed to meet evolving expectations

With F’lip Park, Equilis is developing a retail park that incorporates, from the design stage, criteria that have become central to the development of new retail assets: environmental footprint, architectural and landscaping quality, water management, mobility and user comfort.

The project has recently achieved BREEAM Excellent certification at the design stage. This certification provides independent recognition of the high standards set for an asset designed to combine commercial performance with long-term quality.

Located at the entrance to Philippeville, F’lip Park will offer nearly 25,000 sqm of retail and service space across 19 units.

The tenant mix will focus primarily on home and living retailers, complemented by two food retailers. The aim is to bring a new offering to the area while complementing the existing retail offer in Philippeville town centre.

This complementarity will also take a very practical form: a pedestrian and cycle path will connect the retail park directly to the town. Bicycle parking, ultra-fast EV charging points, dedicated car-sharing spaces, a shared car, and a bicycle charging and minor repair station will further enhance the mobility offering.

“F’lip Park reflects the way we want to develop retail projects today. The relevance of the tenant mix and location naturally remains essential, but it must go hand in hand with an equally strong focus on architecture, landscaping, mobility and the project’s environmental impact. Achieving BREEAM Excellent certification confirms the choices we made from the design stage onwards,” explains Guillaume Beuscart, CEO of Equilis Belgium.

Strong pre-letting confirms retailer interest

Two years ahead of opening, the leasing of F’lip Park is already showing positive momentum, with close to 50% of the space pre-let. The level of interest from retailers confirms the strength of the project’s positioning.

At a time when retailers are becoming increasingly selective about new locations, Equilis is focusing on a combination of accessibility, a complementary tenant mix and the overall quality of the site.

“The initial leasing results show that the project meets retailers’ expectations. Beyond location and commercial potential, we are seeing that the overall quality of the project and the way it has been designed are now fully part of the criteria retailers take into account,” says Franck Delcommune, Project Developer at Equilis.

A €50 million investment

Construction will officially begin on 2 September 2026, with the public opening scheduled for the second quarter of 2028.

Equilis plans to invest approximately €50 million in the development of F’lip Park, which is expected to contribute to the creation of more than 300 jobs.

Beyond its commercial development, the project will also contribute to the redevelopment of the gateway to Philippeville and to creating stronger connections with the town centre.

2 September will mark the beginning of this transformation. In the second quarter of 2028, F’lip Park will open its doors with the ambition of becoming a new everyday destination for the people of Philippeville and the wider region.
