EQUILIS has officially started construction on GREENIUS, a forward-looking office development in Berlin’s vibrant Sprengelkiez district. Following the issuance of the building permit, work is now underway at the corner of Müllerstrasse and Lynarstrasse, directly adjacent to Wedding railway station.
The project will deliver approximately 3,800 m² of modern office space across a seven-story building, complemented by ground-floor commercial units and an adjacent residential building comprising 12 apartments. Completion is scheduled for May 2027.
Designed to meet the evolving needs of modern businesses, GREENIUS will offer 15 flexible office units ranging from 110 to 320 m². The concept combines open-plan workspaces with dedicated areas for focused work, meetings and collaboration, enabling tenants to adapt their environments to changing requirements.
At the heart of the building, generous shared spaces will encourage interaction and community. These include three commercial units ideally suited for food and beverage concepts, a meeting room accessible to all tenants, and a landscaped inner courtyard. Rooftop terraces and garden areas will further enhance the working environment and create opportunities for connection and relaxation.
GREENIUS has been designed with a strong focus on sustainability, user well-being and resource efficiency. Wood plays a central role throughout the project, connecting the architectural design and interior spaces while creating a natural and welcoming atmosphere.
Low-emission materials, abundant natural daylight and high indoor air quality will contribute to a healthy and comfortable workplace experience.
The project also aims to set new benchmarks in energy performance. Its sustainability features include state-of-the-art heat pumps, photovoltaic elements integrated into the façade, and an extensively greened retention roof designed to collect and retain rainwater. These measures support Berlin’s “sponge city” approach and help reduce urban heat island effects.
GREENIUS is currently planned as the only office project of its kind targeting the QNG Plus standard. In addition, the development is pursuing DGNB Platinum certification, reflecting the highest standards in climate protection, resource conservation and user quality.
The project has also received Good Mobility Gold certification, recognising its mobility concept, which includes dedicated underground bicycle parking facilities and excellent public transport connectivity.
