ODER residential project in Berlin-Neukölln celebrates Topping-Out Ceremony

  • EQUILIS is developing a residential quarter with 142 apartments
  • Designed by Bollinger + Fehlig Architekten, combining context-sensitive architecture with a strong focus on sustainability

Berlin, 14 July 2026 – The ODER residential development on Oderstraße in Berlin-Neukölln has reached another important milestone with the celebration of its topping-out ceremony. Just nine months after the foundation stone was laid, the seven-storey residential building and the accompanying atelier building have taken visible shape. Located near Tempelhofer Feld, the project combines high-quality architecture, resource-efficient construction and a future-oriented energy concept to create a sustainable residential community.

ODER is being developed by EQUILIS Germany in partnership with KF Unternehmensgruppe. The architectural design has been created by the Berlin-based practice Bollinger + Fehlig Architekten. The topping-out ceremony marks significant progress on site and reflects the project's commitment to quality and execution.

The U-shaped building responds to the site's unique location between Tempelhofer Feld and the S-Bahn railway line, creating a sheltered, landscaped courtyard as a shared outdoor space. Distinctive balconies and external access galleries, designed as colourful steel structures, together with extensive façade greening, define the building's architectural identity. The development also includes shared rooftop terraces, a bicycle garage with 250 spaces, 19 car parking spaces and a separate two-storey atelier building.

"The project now clearly demonstrates how the original design concept is expressed within the urban context. ODER successfully combines urban density with generous open spaces, creating a place to live that integrates sensitively into its surroundings. Particular emphasis was placed on developing an architecture that fosters identity and community while meeting ambitious sustainability and economic objectives," said Roger Bollinger, Managing Director of Bollinger + Fehlig Architekten.

The project also incorporates a comprehensive sustainability strategy. A carbon-neutral energy supply will be provided through a combination of air-source heat pumps and a high-performance photovoltaic system, complemented by heat recovery technology and ultrafiltration for water treatment. Retention roofs, on-site rainwater infiltration, and extensive roof and façade greening contribute to improved biodiversity and a healthier microclimate.

The development is targeting the prestigious NaWoh / QNG Plus certification awarded by the German Federal Ministry for Housing, Urban Development and Building. It has also achieved BREEAM Excellent pre-certification, reflecting its strong focus on occupant wellbeing and setting a new benchmark for residential development in Germany.

Construction is being carried out by the Berlin branch of PORR GmbH & Co. KGaA. Thanks to an efficient and innovative approach based on serial prefabrication, completion is scheduled for March 2027, just 18 months after the foundation stone ceremony.

Once completed, ODER will provide 142 one-, two- and three-bedroom rental apartments across approximately 8,500 m² of residential floor space, making a valuable contribution to Berlin's housing supply. The development is being built to the Efficiency House 40 standard and follows a consistently sustainable approach throughout its design, construction and operation.
