Turning a former hotel into student housing

Hotel Omega is a real estate transformation project led by Equilis in Valbonne, at the heart of Sophia Antipolis, converting a former hotel into a social student residence directly serving the nearby SKEMA Business School and Mines Paris – PSL campus.

The project forms part of a broader regeneration of Place Sophie Laffitte, a historic core of the technopole, and illustrates Equilis’ expertise in recycling existing buildings to deliver useful, affordable housing in employment- and education-driven territories. By addressing the acute shortage of student accommodation in close proximity to major academic institutions, Equilis contributes to restoring a better balance between housing, education and employment within a highly constrained market.

Key Highlights
  • Transformation of an obsolete hotel asset into a student residence, illustrating Equilis’ expertise in adaptive reuse and urban recycling.
  • 104 social student housing units, responding directly to the strong demand for affordable accommodation in Sophia Antipolis.
  • 100% of the units benefit from private outdoor space, enhancing living quality within a compact footprint.
  • Hybrid intervention combining rehabilitation and extension, preserving the existing concrete structure while adding a low-carbon extension.
  • A project structured through a long-term construction lease, enabling economic balance and social impact within a constrained land context.
