At the heart of Europe’s first technopole, La Canopée transforms a former brownfield into a vibrant, green and inclusive mixed-use neighborhood.

With its 212 housing units (44% social housing), 13,000 m² of offices, and shared services including a restaurant, swimming pool, and sports facilities, the project creates a lively ecosystem where residents, professionals, and visitors coexist.

HIGHLIGHTS

Awarded the internal Equilis Happiness Performance Label – Very Good, La Canopée showcases strong ESG performance across its three priority pillars:

Nature

  • 55% of the site preserved as green and landscaped spaces (14,971 m²).
  • Protection of existing ecological zones (olive groves, talwegs) and species (16 bird species and rare reptiles identified in preliminary studies).
  • Creation of wetlands and continuous biodiversity corridors integrated with the Sophia Antipolis landscape .

Energy

  • Offices targeting BREEAM Excellent certification; housing certified BEE+
  • Use of low-carbon concrete for housing and tertiary infrastructures; wood structure for office superstructures.
  • Renewable energy production through photovoltaic panels and heat pumps; rainwater recovery for irrigation .

Inclusion

  • 44% of the housing units are social housing (93 homes).
  • A functional mix: housing, offices, restaurant, shared services (pool, gym, shared bicycles).
  • Public and semi-public pedestrian pathways, accessible to all, integrated into Sophia Antipolis’ mobility network (10 km cycling paths, direct access to bus station, future Antibes–Sophia express road).

Additional commitments include the reuse of demolition materials, 1,100 trees planted in partnership with ONF, vegetated roofs with 80 cm of soil, and measures to prevent light pollution and protect local fauna.
