Retail

From factory grounds to local retail hub

In Braine-l’Alleud (Belgium), Equilis developed Manufacture 65, a retail hub created through the transformation of a former industrial site along Chaussée de Tubize. The project illustrates Equilis’ early expertise in brownfield regeneration and adaptive reuse, combining preserved heritage with contemporary commercial architecture to revive a strategic urban gateway.

Key Highlights
  • Retail redevelopment of 10,500 m², bringing together leading national and international brands in a coherent, high-quality environment.
  • Architectural reconversion: preservation and restoration of the original industrial buildings and the iconic brick chimney, blending heritage character with modern design.
  • Collaborative process with the City of Braine-l’Alleud, resulting in an integrated and accessible site that complements the town’s existing retail fabric.
  • Footprint: reuse of existing structures, improved energy performance and landscape integration supporting a softer environmental impact.
  • Strong community and mobility links, including 200 parking spaces, pedestrian access, and smooth connections to surrounding neighbourhoods and public transport.
