Sustainable housing development in Berlin-Neukölln
With the laying of the foundation stone on September 30, 2025, construction officially began on the ODER Berlin residential project at the southern edge of Tempelhofer Feld, in the fast-growing and highly sought-after district of Berlin-Neukölln.
The site, formerly used as storage and railway grounds, has been cleared over recent months, making way for a new chapter in urban living.
According to the plans of Berlin-based architecture firm Bollinger & Fehlig, the development will be completed within 18 months and comprise seven stories, around 8,500 m² of residential space, and a total of 142 two- and three-room apartments.
The design features a contemporary architectural language, generous balconies a communal roof terrace and garden areas. The project is conceived with a strong focus on sustainability, quality of life, and the well-being of its future residents.
A dedicated underground bicycle garage with 250 spaces highlights the project’s commitment to forward-looking urban mobility.
The building is designed to meet the “Effizienzhaus 40” standard and will additionally comply with the demanding criteria of the Vereins zur Förderung der Nachhaltigkeit e.V. (Association for the Promotion of Sustainability). The evaluation covers the entire life cycle of the building, based on ecological, economic, and socio-cultural criteria.
For a CO₂-neutral energy supply, the project combines state-of-the-art air-to-water heat pumps with a high-performance photovoltaic system, heat recovery technology, and innovative ultrafiltration for drinking water management.
Upon completion, the project aims to achieve the prestigious NaWoh / QNG Plus sustainability certification issued by the Federal Ministry for Housing, Urban Development and Building.
Behind the project stands a joint venture between the KF Group, a company specialized in environmental technologies, and the European real estate developer Equilis, which is further expanding its footprint in Germany.
